Signs your patio needs attention

What actually causes it

What repair and restoration involves
Depending on what we find, restoration work can include lifting and resetting settled or heaved pavers, digging out and rebuilding a failed base, adding or fixing drainage so water stops undermining the surface, installing proper edge restraint, re-leveling steps, re-sanding joints, and rebuilding leaning retaining walls (a rebuilt wall that crosses the height line falls under the retaining wall permit rules in Kenosha County, so we check that first). On patios that are structurally fine but just tired, a restoration - cleaning, re-sanding, and resetting a few units - can make the whole thing look new again.

Can a sunken or uneven paver patio be fixed?
Usually, yes. If the pavers themselves are sound, a sunken or uneven section can be lifted, the base underneath re-graded and re-compacted, and the pavers reset level - often at a fraction of the cost and disruption of a full rebuild. The question is always what caused the settling. If it was a shallow base or a drainage problem, we fix that first, because resetting pavers over the same bad base just buys you a season or two.
Why did my patio heave, sink, or crack?
In southeast Wisconsin it is almost always water and base. Water gets into the ground under the patio, freezes and expands, and lifts or tilts anything built on a thin or poorly drained base - that is frost heave. Settling is the same story in reverse, where a loose or washed-out base lets sections drop. A cracked concrete slab is the rigid version of the same problem. Should I repair or replace my patio?
